We want your feedback on the next phase of Alconbury Weald

Situated between the new Prestley Country Park, the former Grange Farm area (Phase 2) and the future Runway Park (Phase 3). Phase 4 will deliver new homes, pocket parks and play areas, and has potential for shops and offices to come forward around a future railway station.
It will continue the network of footpaths and cycleways, and complete the remaining section of the main spine road running through Alconbury Weald, enabling travel through the development from The Boulevard to the Southern Gateway (A141).
As with other phases of Alconbury Weald, we need to establish the development framework and Design Code for Phase 4 to set the parameters for the detailed designs that will come forward for individual parcels of homes, green spaces and infrastructure.

Growing the Landscape
Phase 4 forms an important connection within the wider network of green spaces. Alongside parks and play areas for residents, this area will provide a wide range of habitats that support wildlife, continuing the approach in the rest of Alconbury Weald.
Runway Park:
Pockets of parkland will continue - east to west - through the centre of Phase 4, creating a series of connected, multi-use spaces. This landscaping will form a natural traffic calming effect along the primary street.



Touchdown Park:
Marking the historic landing point for aircraft returning to RAF Alconbury, the park will sit at the heart of this green space. Stepped grass landforms will draw visitors to the water’s edge and a platform extending over the water could be used for pop-ups and community events. The levels of the water will vary with weather patterns, changing the nature of this space with the seasons of the year.

New Homes and Potential Railway Station

Phase 4 concept plan
New Homes:
This phase will deliver over 1,000 new homes, with a range of housing types and tenures to cater for local needs. This is likely to include a range of sizes from 1 and 2 bedroom apartments to 3 and 4 bedroom family homes, as well as a mix of affordable options including shared ownership, social rent and rent to buy.
Homes will be located close to parks, play spaces and green connections to encourage healthy and sustainable lifestyles. Alconbury Weald’s community amenities and employment opportunities will be within easy reach, including the main Hub, Country Park, Sports Hub, Education Campus and Enterprise Campus.



Potential Railway Station:
The potential for a railway station has always been part of the vision for Alconbury Weald and could play a transformative role in unlocking economic growth. Transport and planning authorities continue to work with Network Rail around the opportunities to deliver a railway station at Alconbury Weald, on the East Coast Mainline. Incorporating walking, cycling and public transport links, the station would provide a significant transport hub supporting residents and visitors.
Although Urban&Civic would provide the land, Network Rail and other transport partners will be responsible for the delivery of the railway station itself and the associated rail infrastructure. The area around the station would be brought forward by Urban&Civic depending on the timing and nature of the station and is likely to include shops, offices and flats around the station.
